Project Description: Conversion | renovation of detached garage to accessory dwelling unit.

Duration to Complete: 6 weeks to complete permit documents and complete permitting with building department.

Project Profile: For this scope of work the, assisting a local design/build firm in the completion of permit documents, the office drafted the conversion of an existing detached single story garage to an accessory dwelling unit (ADU).

The simplest of projects can have the potential for complication and challenge regarding the modification of existing conditions. Assisting a local design/build firm in the completion of permit documents this conversion of an existing detached single story garage to an accessory dwelling unit (ADU) did not disappoint in providing design hurdles.

Unable to comply with current energy standards the roof joists and wall studs were widened by sistering additional furring to the inside face of each joist and stud; allowing for sufficient R-value insulation to be installed and bring the building up to contemporary building standards.

No additional off site parking is required for the conversion to an accessory dwelling unit due to the proximity to public transportation however, the covered space lost to the conversion of the garage would need accommodation on site. The area between the ADU and main home is large enough to locate one vehicle with the addition of some driveway hardscape to accommodate the transition of this new parking area to the existing curb cut.

Working with existing conditions will always present a level of challenge to a design team working to achieve conformance with contemporary regulations; professional experience can overcome real world limitations to make every solution unique and successful despite these apparent challenges.
